Frequently asked questions
Everything RVers and landowners ask us about private sites. Still curious? Send us a message.
What exactly is a private RV site?
A privately owned piece of land — a farm field edge, a riverfront lot, a homestead clearing — where the owner hosts one or two RVs at a time for a nightly or weekly fee. It's not a campground: no bathhouse, no camp store, no 200-site loop. Just a pad, a view, and quiet.
How is this different from Hipcamp or Harvest Hosts?
Those platforms cover everything from tent sites to glamping domes. We list only RV-suitable private sites, and every listing is built around what RVers actually need: pad length, turn-around room, amp service, and waste handling. We're a specialist directory, not a general marketplace.
How do I book a site?
Right now, each region guide explains what to expect and how hosts in that area typically arrange stays. We're onboarding our first host properties — join the newsletter and you'll hear the moment direct booking opens in your region.
What hookups should I expect?
It varies by site and that's the point of a private site. Most offer 30-amp electric and a water spigot; 50-amp and sewer are the exception, not the rule. Every region guide lists what's typical there. Always arrive self-contained: full fresh water, empty waste tanks.
What does it cost per night?
Private sites typically run less than commercial campgrounds in the same area, since there's no overhead for pools and playgrounds. Hosts set their own rates. As a rough planning number, expect roughly half to two-thirds of nearby campground pricing — but the quiet is the real discount.
Is it legal to park an RV on private land?
It depends on the county and township — some allow short guest stays outright, others limit the number of nights or require permits. We only work with hosts who've checked their local rules, and we encourage every guest to ask the host about their county's stance. When in doubt, the county planning office is a 5-minute call.
I own land. How do I list my property?
Start with the contact form and tell us about your parcel: location, acreage, pad surface, electric/water situation, and the biggest rig you'd take. We walk every new host through a simple checklist — photos of the pad and approach, a level check, and confirming your county's rules — before anything goes live.
What does it cost to list my land?
A basic listing is free while we're building the directory. Landowners keep 100% of what guests pay — we don't take a commission on stays. Optional featured placement will be available as we grow.
What size rig can private sites handle?
Most private pads comfortably fit rigs up to 30–35 feet. The constraint is usually the approach — driveway width, turn radius, low branches — not the pad itself. Each region guide notes what works, and hosts confirm your specific rig before you book.
Can I get mail or work remotely from a private site?
Many guests do. Cell signal varies enormously by site — ridgetops are great, river valleys can be dead zones. Ask the host about their carrier and signal strength if you work remote, and have a Starlink or hotspot backup plan for rural stays.
How does sponsorship work?
We offer two sponsorship placements: a featured banner and a supporter strip. Sponsors are RV-relevant brands — gear, insurance, solar, roadside assistance. See the Sponsors page for details, or reach out through the contact form for a media kit.
How often does the newsletter go out?
About once a week: new regions and sites, one practical hosting or boondocking tip, and seasonal notes (like when the dunes book out). No spam, unsubscribe anytime with one click.
